When buying a home, always prepare for extra cost such as renovations, furniture and moving costs. It would be easier to take on a bigger mortgage to finance the extra costs, than use alternative forms to finance those cost, such as credit cards and lines of credit.  Usually these lines of credit have a bigger cost of borrowing. If in fact that you do have money left over from your extra money from the mortgage financing, you can always put that money to pay down the mortgage.
